To help the homeowners of Lee County make an informed decision regarding the proposed property tax Super Exemption, we are providing this Value and Exemption Analyzer.

As you can see, there are a number of factors that affect the results. Remember, our past growth may not be a true indicator of our future real estate market. Adjusting the various rates and indexes in the analyzer can dramatically affect the outcome of the calculations.

As you may have noticed, this Analyzer does not show any actual tax amounts. Rather, we show potential future values of your home and exemptions based on a number of assumptions such as market and income growth.

The amount of tax actually paid is determined every year by tax rates set by the various taxing authorities in Lee County. You may be familiar with this process from the information presented yearly on the TRIM notice you receive. While historically tax rates have fluctuated in a fairly narrow range (between $14 and $20 per thousand dollars of value) there is no way to predict what these rates will be in the future, and how any new exemptions will affect those rates.

Also, not all personal exemptions are recognized by all taxing authorities. It may be, depending on exemptions selected, that differing portions of your home’s values will be subject to various tax rates depending on the taxing authority in question.
